Mold inspection
Walk-through assessment with air and surface sampling where the evidence points, using both non-invasive and invasive techniques.
Read how we handle itEvery job starts as a question about a specific building. These are the questions we answer - each one opens onto how we actually go about it.
A smell, a stain, a symptom, a realtor asking questions. That first conversation shapes what the inspection needs to answer.
The building gets looked at before anything gets sampled: moisture, airflow, construction, history.
Air, surface, material or water, depending on what is being answered. The lab is independent of the inspection and of any contractor.
What was found, where, what the numbers mean, and what a reasonable next step looks like.

An instrument that is named can be looked up. A report that says which one took each reading can be compared against the next one — two moisture readings from unnamed meters are two anecdotes.

Environmental Express IAQ 15 air sampling pump
Draws the measured volume of air through an Air-O-Cell cassette for spore sampling.

TSI primary calibrator
Sets and verifies the flow rate the sampling pump actually pulls.
Every mold Air-O-Cell inspection is calibrated with a primary calibrator before and after the work. A sample taken at an unverified flow rate has no reliable volume behind it, and a spore count per cubic metre is a division by that volume.

Protimeter MMS3 moisture meter & hygrometer
Confirms moisture in the material itself, and records the air conditions the reading was taken in.

Fluke Ti480 Pro
Infrared thermography - finds the temperature anomalies worth a second look.

SciAps X-550 lead X-ray analyzer
Reads lead in painted surfaces in place, without removing the paint.

Gray Wolf IAQ monitor set
Indoor air quality - VOCs, TVOC, carbon monoxide and carbon dioxide.

RAE Systems ToxiRAE Pro single-gas monitor
Formaldehyde, measured directly on site rather than inferred from a smell.

8301 AQM2 air quality monitors
Particle detection - counts what is actually airborne, by size.

ATP (adenosine triphosphate) meter
Bacteriological screening - a rapid on-site indicator of biological residue on a surface.
Scope, and therefore cost, depends entirely on the building and the question, so there is no price list here and no online booking. Call and describe what you are seeing, and Kris will set the whole thing up with you directly.
