A commercial inspection documents the environmental condition of a building in writing, before a price is agreed.

Three different jobs that share a building

BUYER - diligence on what you are taking on, documented specifically enough to negotiate against.

SELLER - the same assessment run earlier, to find what a buyer will find while there is time to address or disclose it.

ENVIRONMENTAL - what an ordinary building inspection does not cover: air quality, moisture, and suspect materials in a building of an age that suggests them.

What the environmental half actually covers

Indoor air quality in occupied areas - carbon dioxide, carbon monoxide, total VOCs, temperature and humidity. Moisture and the building envelope, with thermal imaging and meter readings. Suspect materials such as asbestos and lead, identified before a renovation disturbs them.

Scope is agreed in advance, in writing

Commercial buildings vary too much for a fixed checklist. Scope is agreed in writing before the visit, and the report states what was covered and what was not.

What the report may include

  • A written scope agreed before the visit
  • Environmental findings documented by area
  • Air readings by zone, with an outdoor comparison
  • Any laboratory report with its chain of custody
  • A statement of what fell outside the scope

Questions we get asked

Is this the same as a Phase I environmental site assessment?

No. A Phase I is a records-and-site review for contaminated land liability. This is a building and indoor environmental assessment. If your transaction needs a Phase I, that is a different specialist.

Can you work around an operating business?

Usually, yes. Readings taken while a building is occupied and running are generally more representative, and work needing access is scheduled around business hours.

We are selling. Does a report we commissioned carry any weight with a buyer?

The report states what was covered, what was measured and how, and includes the laboratory work, so a buyer can judge it on its method.
